    Quarterly visits with up to 3 hours of repairs, water-heater flush, smart-home checks, and 10% off extra services. Up to 4000 sq ft home.
     
    • Quarterly visits - up to 3hrs of labor for repairs/tune-ups
    • 5 HVAC filter replacements per quarter (20 filters annually)
    • Replace batteries and check smoke/CO2 detectors
    • Replace light bulbs as needed
    • Inspect plumbing and irrigation lines for leaks
    • Water-heater flush & soft-water system checkup
    • Light drywall patching and paint touch-ups up to 20 sq. ft.

    Six visits a year with 4 hrs of repairs, 20 HVAC filter changes, 48hr emergency callouts & 15% off extra services.

    • Clean out gutters quarterly

    Weekly inspections, vendor coordination, 24/7 repairs, and tenant maintenance management. For homes up to 6000 sq ft. Reach out to our team for a custom quote for larger homes.
     
    • Bi-weekly/monthly home check-ins for seasonal or absentee
    • Inspect HVAC operation, irrigation systems, plumbing leaks
    • Collect mail, remove flyers, coordinate trash/recycle bins
    • 24/7 on-call repairs (plumbing, electrical, HVAC)
    • Vendor coordination for pool, landscaping, pest control
    • Track and pay utilities or HOA dues on behalf of the owner
    • Monthly or quarterly expense statements
    • Vendor bill review and approval
    • Manage tenant pre-move-in cleaning and touch-ups
